A development application has been lodged for a Service Station, Carwash and Workshop, located at 516 Compton Road, Stretton. The development also includes a subdivision surveyed by Queensland Planning & Survey that creates 3 new lots and associated access easements.

Designed by Verve, the proposal includes the redevelopment of the existing service station and provide an improved layout to co-locate with a new car wash and workshop that will be constructed over two (2) stages.


The proposal ultimately will provide three (3) buildings / structures with a maximum building height of 1 storey (7m in height), which that will be positioned across the site with a reconfigured vehicle maneuvering area and car parking.

Thirty (30) car parking spaces (two (2) PWD spaces), eight (8) fuel pump spaces are provided, with an existing separate dedicated air/water car space and four (4) vacuum bays. The proposed is provided two access locations via an internal manoeuvring area. The proposal seeks to retain the two (2) existing shared vehicle access locations with all movements driveways.

The planners at Urbis state, Non-residential uses have been on the site since the late 1980’s. A service station currently operates on the site and historically a car wash and car workshop have previously operated on the site. The redevelopment of the site will provide better services the area as well as being of a higher quality. This is considered to be preferable to existing development in its current state. The potential impacts of the development on the adjoining residential dwellings is considered to be mitigated through the use of appropriate landscaping, built form and acoustic barriers”.

The proposal is for 905sqm of gross floor area (GFA) on the 4,519sqm site.
